This project included subdivision mapping as well as topographic mapping and legal descriptions for easements on a 65 acre site for a planned 38 lot commercial subdivision. Our services were retained by the civil engineer for the project. The survey involved recovery and location of existing monumentation utilizing GPS survey methods and standard survey methods utilizing EDM equipment. The resolved boundary was used to prepare, submit and record the Parcel Map which created the parcels. Easements were defined from proposed design elements, proposed right of way lines and existing utilities that were to remain in place.

The survey extended over a period of three months. The research for all existing property lines and easements, utilizing existing staff, was done in-house. The property boundary data included historic elements of which recorded data was difficult to find and re-apply to the existing conditions. Our staff utilized recorded maps and deeds for the site and made determinations of the validity of the documents for the boundary resolution.

The project was completed on time and within our original budget. Currently the project is under construction. The commercial properties will contain major name brand stores such as Target and Lowes and includes other businesses such as theaters and restaurants.
